Plumbing, permitted where it counts
Plumbing service in Miami-Dade, Broward and Palm Beach counties. We run the project; our Florida-licensed plumbing subcontractors do the plumbing and pull the permit for water heaters, re-pipes and other permitted work.
What the job covers
Most plumbing trouble starts small — a drip, a slow drain, a toilet that keeps running. The bigger jobs are the ones that need a permit: a new water heater, a re-pipe, a drain line replaced under the slab. Older South Florida homes often still have polybutylene supply lines, galvanized pipe or cast-iron drains, and slab leaks, hard water and hurricane-season backups all take their toll. We tell you up front which parts need a permit, and the job isn't finished until that permit is closed.
- Leak detection and repair, including slab leaks traced before the floor is opened.
- Drain cleaning, clogs and sewer line backups — kitchen, bathroom and main lines.
- Water heaters, tank and tankless, replaced with the plumbing permit they typically need.
- Toilets, faucets and fixtures, and low or uneven water pressure.
- Re-piping: polybutylene and galvanized supply lines, and cast-iron drains in older homes.
- Plumbing for kitchen and bath remodels and additions, inspected before the walls close.
How a permitted plumbing job runs
- 1
Look and scope
We look at the problem, explain what we found, and put the scope in writing — including whether it needs a permit.
- 2
Permit
For water heaters, re-pipes and other permitted work, our licensed plumbing subcontractor pulls the plumbing permit.
- 3
Work and inspect
The plumbing is done and inspected — re-pipes and remodels at rough-in, before walls and floors are closed.
- 4
Final and close
Final inspection passed and the permit closed, so nothing is left open on your property record.
Plumbing is a licensed trade in Florida
Final Touch Builders handles your plumbing project under our Florida Certified Building Contractor license (CBC1265305). The plumbing work itself is performed by our Florida-licensed plumbing subcontractors, who pull the plumbing permit.
That's how Florida law sets it up: under s. 489.113(3), Florida Statutes, a building contractor subcontracts plumbing work to a licensed plumbing contractor.
Water heater replacements and re-pipes typically need a plumbing permit. Repairing a leak, clearing a clog or swapping a faucet in place usually doesn't — your building department has the final word.
You can verify our building certification, or any Florida plumbing contractor's license, at Florida DBPR.
Plumbing questions
- Does a water heater replacement need a permit?
- In Florida it typically does: a plumbing permit, and sometimes electrical or gas permits where those connections change. Our licensed plumbing subcontractor pulls it, and the job is inspected before the permit is closed.
- What is polybutylene, and should I re-pipe?
- Polybutylene is a gray plastic supply pipe used in many Florida homes built from the late 1970s into the mid-1990s. It's known for failing with age, and some insurers ask about it. Replacing it means a re-pipe, which typically needs a permit.
- Why do older homes have so many drain problems?
- Many older South Florida homes have cast-iron drain lines under the slab, which can corrode and crack over the decades — showing up as slow drains, backups or odors. Looking inside the line first tells you whether a section repair or a replacement makes sense.
- Can plumbing be part of my kitchen or bath remodel?
- Yes. Moving a sink, converting a tub to a shower or adding a bathroom all involve plumbing. We run the remodel; our licensed plumbing subcontractors do the plumbing, and it's inspected before the walls and floors are closed.
- Do you do plumbing outside Miami-Dade, Broward and Palm Beach?
- No — plumbing service is in Miami-Dade, Broward and Palm Beach counties only. Our building and roofing work covers the rest of Florida.
